Flat roof repair in Burleson

A low-slope roof can hide a leak’s source and hold water far from the indoor stain. Start with the drainage and the roof details, then decide which parts need repair.

A flat roof still needs a way to drain

A roof described as flat still needs a designed route for runoff. The slope may come from the structure, tapered insulation or both. Small raised areas called crickets can redirect water around curbs or toward outlets.

Drains and scuppers are only useful when water can reach them. A blocked outlet, an inherited low spot or a sagging area can leave persistent ponding. Standing water adds weight and can contribute to deterioration; it is more than an appearance issue.

Field drainage

The roof surface should direct runoff toward its intended outlets. Replacing the membrane alone does not necessarily change the route.

Primary outlets

Drains or scuppers need sound connections to the membrane and a clear path beyond the roof. Debris can obstruct either side of that connection.

Overflow protection

A secondary drainage provision can help when the primary path is blocked. Its design and position are building-specific and should not be changed casually.

Leaks often follow a detail or a traffic path

The field membrane is interrupted by rooftop equipment, pipes, parapets and edge metal. A seam can separate, a curb flashing can open or a service visit can leave a puncture. Those details deserve attention alongside the place where water appears indoors.

Water can also spread within the assembly before reaching the ceiling. Surface observations may need supplementing with moisture investigation to determine whether insulation below a small opening is affected over a larger area.

A localized, compatible repair

A defined puncture or seam defect can suit a patch when the surrounding material is sound and can be prepared properly. The repair needs to fit the existing membrane system and its detail requirements.

Wet materials below the surface

Saturated insulation or damaged substrate cannot be restored simply by sealing the top. Those areas need a plan for removal or replacement as appropriate to the roof.

A drainage or structural problem

An open drain, drainage correction or structural assessment may be needed when water repeatedly collects in one place. A coating cannot straighten a sagging deck or remove the weight of a pond.

Keeping drains and access routes usable

Leave a sound roof after access

Keep roof drains and planned service routes part of routine building maintenance. After work on rooftop equipment, new tools, screws or damaged membrane can be easy to overlook. Compatible walk pads protect intended routes but do not make every part of the roof a general work platform.

Arrange maintenance safely

Maintenance also needs safe access. Building staff should report what they can observe safely and coordinate roof access with qualified people. Clearing a drain during a severe storm is not worth exposing someone to an unsafe roof edge or uncertain structure.
